Deed Restriction Amendment

A letter was mailed to each Shepherd Park Plaza address in early 2025 describing an effort to amend the Shepherd Park Plaza deed restrictions to prohibit Short Term Rentals of less than 30 days. This was triggered by complaints from neighbors regarding disruptive behavior observed in short term rentals in the neighborhood. The Civic Club Board surveyed residents through a survey published in The Pulse and over 90% respondents supported the amendment.​

 

​If you support this change, please sign and return the consent form by March 31st. If you do not support the change, simply do not respond. The amendment requires over 50% of consent forms from homeowners in your section to be returned with corresponding signatures.

Each person on the deed has a vote. As an example, one signature for a home with 2 names on the deed is essentially one vote "for" and one vote "against". If both homeowners are "for" the amendment, both need to sign.

As of March 16th, 2025 preliminary information shows:

  • For Section 1 – 330 property owners and we’ve received 29 forms back signed by 41 of the 330 property owners, so 12.4%.

  • For Section 2 – 321 property owners and we’ve received 33 forms back signed by 53 of the 321 property owners, so 16.5%.

  • For Section 3 – 273 property owners and we’ve received 29 forms back signed by 50 of the 273 property owners, so 18.3%.

  • For Section 4 – property owners and we’ve received 33 forms back signed by 56 of the 292 property owners, so 19.2%.
